HOW DO I VIEW A PROPERTY?

Email a photo of your driver's license to info@discoveryenterpries.net, include your name and property of interest. Drive to the property of interest and call our office. Upon identity confirmation our service representative will give you access to the home of your choice. Property Access is Available Monday – Sunday between 8:00 am and 6:00 pm. 

Note: All homes alarms are directly connected to the appropriate police department so call before you enter any home to ensure the alarm is off.  Please also call to let us know you have left the house.  Alarms are reset in 20 minutes if we do not hear from you.

HOW TO APPLY ONLINE?

Rental applications are made on this web site under the individual property. Simply click on the "apply now" button to apply for your home of choice. (application fees are non-refundable)

HOW MUCH IS THE APPLICATION FEE?

Applications fees start at $65 per applicant. 

WHO MUST APPLY?

Any person over 18 must apply.

HOW LONG DOES AN APPLICATION TAKE?

Upon receiving all information applications take 3-5 days.

DO YOU RUN CREDIT AND BACKGROUND CHECKS?

Yes, we conducts a third-party screening that looks at credit history, rental history, and criminal background. The screening does not have specific credit score criteria but does flag items such as recent evictions, bankruptcies, felonies, and monies owed to previous landlords. In addition to the screening, we ask for proof of gross monthly income that is at least three (3) times the rental rate. 

AM I RESPONSIBLE FOR UTILITIES

Yes you are responsible for all utilities. 

IS MY SECURITY DEPOSIT REFUNDABLE?

Security deposits are refundable contingent upon any damage to the apartment home beyond normal wear and tear. Please check your lease agreement for details about our security deposit requirements.

IS RENTERS INSURANCE A REQUIREMENT?

Yes, we require residents to have renters insurance with at least $100,000 liability coverage.

ARE PETS ALLOWED?

Pets are determined on a case by case basis. We require all pets to be registered and certain pet fees may apply. While we are a pet-friendly, certain aggressive breeds, including mixed breeds, are restricted at all our homes. We do not allow the following aggressive breeds/mixes at our communities, including, but not limited to Rottweiler, Chow, Presa Canario, Doberman, Akita, Pit Bulls (Also known as American Staffordshire Terrier, Staffordshire Bull Terrier, or Bull Terrier).

WHEN IS RENT DUE?

Rent is due on the first of each month.

HOW DO I PAY RENT?

You can pay rent online through our resident portal. Tenants can also set up ACH automatic payments.

ARE THERE LATE FEES FOR LATE RENTAL PAYMENTS?

Yes, please check your lease agreement for more information about our late fee policies.

HOW TO SUBMIT MAINTENANCE REQUEST?

Maintenance request should be made on your online portal. In case of emergency please call our office.

WHAT MAINTENANCE  ITEMS AM I RESPONSIBLE  FOR AS A TENANT?

Tenants are responsible for the general cleanliness and upkeep of the property including keeping the roof and gutters clean, yard work, and replacing the air-filters as needed. Tenants should refer to their lease for further details.
